Firstly, get tenant and landlord to date when they sign the agreement. If serving S21 in person, take a copy, get tenant to sign and date this copy and then you keep it. If posting, run off a copy, put one on top of the other, use a paper punch to punch a hole in a random position anywhere on the S21 so that both holes line up. Put them in two separate envelopes, address one to yourself, one to the tenant, photograph both envelopes together. Post one to the tenant, post the copy to yourself, when you get it delivered don't open it unless you have to go to court.Bu-bum.
