What is the purpose of the Property Inspection Certificate.

What is the Accreditation Scheme and who runs it?

Why would be want to join it?

The note at the top suggests that we may have to obtain professional advice. Are we expecting that tenant to do the same. eg Structural Stability

Number 4 States that we have checked the roof. Are we to go up on the roof. What if it is not accessible to us?
If we say we have checked something can we be sued at a later date for getting it wrong or making a mistake?

We notice that nowhere in the documentation is there anything that covers the condition of the flat.

When I have rented through estate agents there has been a condition report that looks at each room in the property and rates it on cleanliness and condition of decor / fixtures and fittings etc. Therefore if when the tenant moves a bed in and takes a chunk out of the wall we can withhold deposit for it.

Your assistance in this regard would be greatly appreciated
