Drawing up 12 month agreement, but want 6 month break clause after which a pre-agreed rent increase will take effect. If tenancy continues continues on a monthly basis, want two months notice from tenant when he leaves.

Other items such as professional inventory arrangements and costs thereof would be useful to include.
