Include a separate heading after the tenants

The Guarantor acting jointly and severally the above.

Where the party consists of more than one person the obligations apply to and are enforceable against them jointly and severally. Joint and several liability means that if one of the members of the party can be held responsible for the full obligations under the agreement if the other members do not fulfil their obligations.

Then have the guarantor sign the lease after the tenants with the caveat that they have read and understand their obligations.
