Tenant wants to leave before lease ends

Hi,

I have two related questions for which I seek clarification regarding our legal position. The first is if a tenant has a signed six month tenancy agreement and wishes to leave the property before this period has ended what are the conditions under which we can release them?

Secondly, a tenant recently paid the relevant fees, signed an agreement and moved into a property. Three days later he informed us that he wanted to move out and would like both his rent and deposit returned. Where do we stand? What are his rights and what are ours?
