We have reliable tenants in one of our properties. They are likely to stay there for a number of years to come. They occupied the property in June 2005 and we renewed their AST after increasing the rent in June 2006. This year we intend to let their current tenancy roll over into a periodic tenancy. I have been informed that an AST can operate for a maximun of 3 years if there is no change in either the landlord or tenant. Does this mean that we will not be able to renew the AST with the same tenants in 2008? If this is the case, what type of agreement do you recommend as an alternative?
