I am currently looking for new tenants and have decided not to go through a letting agent as I was very nearly ripped off last time I used them.

This is the first time I have tried finding tenants without an agent. I have found a nice polish family keen to move in but wanted to know if I should credit check both the husband and wife? I know the husband is working but note sure if his wife is. The have been in this country for 4 years and have been at their current rented residence for 2 years.

What other checks should I do and who would you recommend to do the checks? Should I get a Company to get previous Landlord and employers references or should I do that?
