help worried about capital gains tax on selling

hi there, need some advice whether I'm going to have to pay capital gains or not if I sell this year. have a house which I lived in for approx 4 years when I first purchased it and how now been tenanted since sept 2006.

current value around 180k and amount outstanding on mortgage about 6ok so stand to make about 120K if I sell. trying to decide what to do and whether to sell now or not. If I will be affected by capital gains may decide to do something else. very confused about whole issue of capital gains keep getting different opinions. if someone understands current situation re CGT would be great to hear what you have to say.
