Hi all

I have on going problem with my letting agent, they charged me £100 to protect tenants deposit. Is this something the landlord has to pay? I was not given any choice but charged.
Now the agent have replaced tenants in my property, collected deposit from new tenants but have not given me any proof of registering it.
Previous tenants ran away from property stealing furniture and letting agent released deposit without consulting landlord,is this a breach of contract? do I have the right to terminate my agreement with agent breaching terms?
