We have issued a section 21 to a tenant which expires 1st week April. We did have problems with the tenant last year and issued a section 21 which expired mid June. The tenants behavior improved for a while so we decided to let them have another trial. We (the royal we!!!) lost our copy of the signed section 21 hence we have issued another one. The good news is that we found the original signed copy of the section 21 but we don;t know if it is still valid now that we have issued another one?
Please can someone advise. I think this is going to be a nightmare tenant and I just need to make sure I do everything by the 'book'.
