Tenants have left property advising I may use deposit to pay the last months rent.

The problem is twofold, one they were in arrears, so after using deposit arrears of £450.

This presents the question, deposit all used on rent, but they have also left flat in a mess needing clearing and deep clean. I would normally deduct £2-300 for this. Can I add this to the arrears to collect or do I have to write off as deposit not there to cover it.

I suppose if that were the case i could use first £2-300 of deposit for clearing & cleaning, leaving less to cover rent, thereby increasing arrears to recover ?
