I am going to let a flat to a group of 3 PhD students from overseas. One of them may be able to find a UK guarantor but the other 2 may not. They are being paid a stipend by the university here and their company back home sponsors them. What is the reasonable amount of rent in advance? I know some landlords charge tenants from overseas up to 6 months rent in advance. This seems a lot to me. If I ask for 2 months deposit and the rent to be paid monthly in advance, is this not enough protection for me? What is the optimal arrangement?

Should I get one of them to be the representative and pay the whole rent or should I get them to pay the rent individually?
