I currently have two tenants in my property who pay half the rent each. One of the tenants is persistantly late with his rent although the other always pays on time. The house is also filthy and the garden overgrown.

They have an AST, (downloaded from this site, so has the Section 21 in place) which is due to end in March. I do not want them to renew so do I just have to give them 2 months notice? If so, is there a correct way to word the letter and should I give them a reason why I wish to terminate the contract?

I would appreciate any advice you could give me, thanks.
