I have a tenant who is vacating the property on 28th of this month for a council owned house and she is 2 months in arrears. She has rented the property since October 2005 and I always got paid eventually, but the bulk of the rent was paid direct to me in arrears. The arrears only got out of hand since the tenants circumstances changed and without any notice, I only received half of the normal benefit for May and haven't received anything since. The council started paying whatever benefit she was due to direct to the her and following receipt of her notice applying for possession is useless, so how do I make sure I get my rent?

I have written to the council expressing my disgust at their lack of information and am awaiting a reply.
