If my tenant called on the 20th then I would accept that and ask for it to be put in writing straightaway explaining that if they didnt then another month would start. Its your choice really as landlord.I would be quite happy to start finding another tenant and be grateful to have that amount of notice rather than some tenants who just vanish.
