Thanks CB 83 and Silverfox

Will initial receipts and their own admissions help me in my case?

I initially charged for a new mattress - but have learned that I should deduct for 6months use which I am ok doing - the costs of repair and cleaning all add up to about 1180, not including costs so

if I put in a settlement for this amount, would it look weak on my part? and if they don't accept - can I still put in a revised figure of what I am claiming for (first claims went on estimates - and actual costs after repairs done are a few hundred less) I don't want to appear unreasonable and greedy - just the costs of repairing.

The tenants effectively agreed to the damages in the text messages -saying it was the world's fault except theirs - can I use that as evidence - she even agreed to replace the mattress in the text messages....

I kept all these text messages and they are on my phone - will I be able to use it as evidence? I have transcribed the messages in evidence.

I will certainly keep the forum updated - court date this Friday 2pm - am going expecting to lose. Deposit was £900 and minimum costs are £1180 (down from initial over estimates of £1500)

Thankyou
