We are shortly due to move out of our house, which currently has lodgers. Our vacating creates a fourth room free which has been reserved for a new housesharer. As our lodgers will now become tenants, we shall issue ASTs. The current lodgers have bills included and do not wish to take the house as a tenancy on a single AST.

We have taken deposits from our current lodgers some time ago when they first moved in. We did this using the RLA guidelines for making the last month free, depending on the rooms being returned in the state they were on the agreed inventories.

Now that lodgers are becoming tenants, do we need to put their deposits into a deposit scheme or can we continue with the previous arrangement?
