I am going to rent the anexxe of my house to a tenant for a weekly rent inclusive of utilities etc.

Does this count as 'rent a room' for tax purposes

Do I need to issue an Assured Shorthold tenancy

If I take a deposit, does it have to be 'protected'

Ide be most grateful for any info
