Student House - No Deposit Protection

Our student son has a recently received Tenancy Agreement due to start July for September term.
The £200 he has already paid which I believed was the Deposit - has now been termed "Advanced Rent to be deducted from final rent".
Is this allowed under the new rules? Are there different rules for student houses? There will be 3 other students in this house.
