I have experienced the same problems twice. I had to shell out £4000 for damage to one property despite having photos to prove the damage. The only time I got a few pounds back was when I was wrongly charged for their Council Tax. I dont think it is worth taking a deposit any more. Everything seems stacked against the Landlord. Sorry its no help but the only change I have made is to do a video itenary for the next tenants. Mind you, they wont pay the rent now, so having to sort that out now. If you lose it just let it go. Its not worth paying more through legal fees to get anything back in my opinion.
