Hello,

My tenant has given notice in accordance with the tenancy agreement. Are there any general guidelines as to what constitutes 'fair wear & tear' in terms of the tenant's obligations under the tenancy?

By way of example, condensation has started to appear in the past 12 months, the cooker is filthy, the fridge/freezer is filthy and needs defrosting, the home is generally dirty and paintwork grubby.
