My tenant told me on 19th June that they were moving out. The AST contract I use allows them to give one months notice at any time.
Fixed term 6 month AST ended on 30th June. They moved out 30th June.

I say they owe rent up until 19th July. Fixed term contract automatically converts to periodic contract. I argue that the contract ends at the end of their notice period, not at the end of the fixed term. They need to give me a months notice so I have time to replace them.

They say they only owe rent up until end of contract - end of June. In effect, they are arguing that they only need to give 11 days notice.

Who is right?
