Hi,

I have a tennant living in my property who is currently 2 months behind on her rent, and as of Tuesday 12th August will be 3 months behind with her rent. The tennant has a 6 months tennancy aggreement due to end on a 12th October, and has had a section 21 issued at the time of her teannancy starting. The tennant is receiving housing benifit. I have writen to the local Housing benfit office informing them in writing to have all further payments made directly to myself, but was told this would not happen until the September payment.

My questions are as follows:

1)I have been round to the property on numerous occasions and having spoken to the neghbours, the tenannt is not actually been living at the property. She comes over once a week to pick up the post but never sleeps or spends any time there, even though she is claiming various benifits. She is leaving her furniture there, what is the best way to proceed with this matter? I do not know where she is living or what she is doing so it's impossible to tell the council where she is actually living.

2) I do not believe that when this tennant does finally move out, that she will have paid all her bills utility, is there anything i can do whilst she is still in the property to make sure that, the cost of her bills do not directly fall back onto myself, whan she decides to leave.
