smoking is less popular now then ever and very few of my tenants smoke in their houses, preferring to use the yard instead.

I have one couple that have just let me know that they will be leaving after only 6 months and have smoked very heavily during their tenancy, so much so that i need to redecorate despite it being done just prior to them moving in.

what are the views on retention of deposit on this?

could the standard RLA contract be altered to remove the blu-tack clause (C7) which is not really a big deal and replace it with a no smoking in the house clause? Is this fair and reasonable?
