Management of property belonging to others

I manage my own house, and also one that belongs to my mother and another that belongs to my sister. Is there a contract document available that would apply to this situation, as although I don't anticipate any difficulties arising in the future, it would seem prudent to put this in place now.

Currently, we have verbal agreements, but both myself and my sister in particular are keen to have a contract between ourselves that would cover any future issues that may arise from a legal perspective. It would also be helpful to confirm to suppliers (utilities and council tax etc) that I manage this property on her behalf.

Any advice would be greatly appreciated.
