a tenant in my property in Manchester fitted a lock on the bedroom door. The lock broke and my tenant could not get out of the bedroom. He called my maintenance man at 6.30 in the morning to repair the lock (he was locked in the bedroom) When my maintenance man asked him to pay, he declared that that the landlord((me) should pay. Who is responsible for payment.

2) My tenant in Newcastle phoned to say that his lock is broken, he cannot lock the door. Here again.

Are there clear rules as to what maintenance repairs the landlord is responsible for and that of the tenant. Thanks a lot.
