I have a tenant who moved in August 05 on a 6 month AST. He has moved his furniture out and when we telephoned him yesterday, he said he would call back in 10 minutes, but did not and his mobile is on answerphone. i have phoned his works and he left "about a fortnight ago" and they haven't heard from him. I telephoned his guarantor and his mobile is on ansaphone. he was due to pay rent on 25th June, but as we were on holiday until yesterday, we only found this out then.
Can I just enter the property, or do i have to put up a notice telling him that we are taking the property back?
I still have his deposit of one months rent, plus £100. Can I use part of this as rent, or mesnes profit?
