I have a had a tenant in a property for just over 6 months. His tenancy agreement has just expired. He currently owes me over 3 months rent , an amount of over £1000. For the last month i have been trying to contact the tenant. I have phoned and left messages, called to the property and left letters. I have been inside the property and all the tenants belongings are still there.
I am presuming that he has moved as despite all my attempts he has not contacted me.

Am i within my rights to change the locks and get rid of all the stuff inside. What would happen if i did this?
