Tenant vacated property and left partner in house

Dear Sirs,

I had two girls living in my house, emma and lydia. The tenacy was in Emmas name as she was working and could provide the references. There were no problems for over a year but the rent was due on the 12th Dec and emma called to say that she had split up with Lydia and moved out leaving Lydia in the house who had unbeknown to me moved her 12 year old brother in.

The tenancy agreement runs until 12/6/2007.

I now find myself with Lydia and her younger brother occupying the house. Emma has refused to pay the rent and Lydia is unemployed and is unable to pay, lydia has said she will aim to pay as much as she can on sat 23rd. Lydia said she will move out by 12th Jan, which would use the deposit, but the front door has been damaged and the property requires some redecoration estimated costs of £250.

However if Lydia does not find alternative accomadation i have no guaruntees she will move out on the 12th thus leaving me further out of pocket.

There is a cooker and washing machine on site that i provide, am i allowed to renmove these from the property to motivate them to leave? The cooker etc were not listed in the tenancy.

Could you please provide me with advice
