When the initial 6 months ASTA term ends, is it better to send a new 6 month ASTA for signing or is it better to do nothing and just let the agreement run on to a month by month basis?

If we let it go on to month by month basis, do the terms of our original agreement still stand, or does it drop down to a standard set of terms?

If we increase the rent after 12 months, will we need to send a new 6 month ASTA at that point?
