My tenant only for stayed the first 2 months of his 6 month contract. He said he heard the neighbours arguing and felt he couldn't stay.

It was nearly 6 weeks before another tenant moved in, and I used a Letting Agent, therefore I believe that he owes me for the time the house was empty and the letting agent costs.

He is refusing to pay. I had verbal ok from him to keep his bond although this still leaves a £400 shortfall.

If I use Money Claim Online, should I claim for the entire amount, leaving aside the fact that I have the bond, and just state that I'll return the bond when the debt has been paid in full?
