Today at court the tenant in arrears didn't even turn up and I was awarded posession (in 14 days) and all costs to be paid.

How will I know for certain that in 14 days the tenant has 100% left the property? If I am unsure am I allowed to enter the property, or should I just instruct the court bailiffs immediately?

I feel it is unlikely I will get paid what I am owed. If she does not start work again elsewhere in the near future, how should I go about chasing what is owed to me?

I heard today that if she receiving housing benefit, after 8 weeks I should be getting this? How am I able to find out if she is receiving benefits? Am I mistaken in thinking that letting agents can usually find this sort of thing out?

Any help is massively appreciated!
