How many stories is the property? If it is 3 storeys then it is licencable, as you have 5 people sharing facilities. I would also check to see if your council have additional/selective licencing - that could cause a problem too!

I am assuming that you let to your tenants on seperate tenancies, rather than 1 tenancy for the whole house!
