Hi, I have made several attempts to contact my tenant over the last few weeks due to rent arrears including issuing letters etc. I issued a section 21 which runs out on Dec 2nd. I contacted the Police, explained the situation and they said I should go in and take a look - advice I didn't expect, nevertheless, I did so and found the house in a complete mess with no evidence to suggest that he lived there. A neighbour also told me he believes he has moved to a local town. Clothes, fridge, TV, stereo etc all gone. No food in the cupboards, post on the doormat including my notes and letters and strangely he had posted the house keys through the letterbox. I have taken photographic evidence of each room. He has left a sofa which is clearly fit only for the dump. Based on this I intend to take possession of the property, spend days cleaning it up and no doubt cash on repairs etc. I appreciate that technically he may still have right of possession but since he has left the keys surely it is a reasonable assumption that he does not intend to return and collect anything else.
