Hello
We have recently have some new tenants move into a property.We had the boiler checked prior to them moving in the fan needed to be replaced and the part was ordered the heating was working satisfactory.we went away for a week and when we returned recieved a text from the tenants saying the boiler was not working.
We arranged for two different corgi registered plumbers to look at the boiler the next day.A fan was needed and fitted two days later.

The property had a gas fire and emursion heater we also offered alternative heating but declined by the tenants.
The rent was due on Friday but have not payed and are now asking for a reduction in there rent as they had no boiler for 5 days.

Do you feel that they have reason not to pay there rent and should we give them a reduction?

We also have visited them and found they have a dog in the property and yet on there a.s.t it clearly states no pets allowed, what should we do about this?
