Is there any problem with this?

My tenant is a builder. He wants to install a new kitchen. I was plannign to do this before he moved in and I've no objection to his doing the work. He is a good tenant as is reliable. I've agreed to pay for cost of the materials and pay him an agreed price for his labour.

I suppose Im a little concerned if it were to go wrong, then what the implications might be? Could he withold rent for not having a kitchen, even though he installed it himself. What about non payment of rent - could he withold rental payment if I refused to pay him?
