Tenant wants to split rental agreement between domestic and business

I have a new tenant who wants to split the rental agreement to cover his domestic and business needs. He is suggesting doing this by either a sub lease/rental agreement or two separate rental agreements. He will make one monthly rental payment.

I have not come across this before. Could you advise me of any pitfalls that may occur by doing this.
