Requirement for witnessing of signatures on the AST?

I have always signed the AST, together with the new incoming Tenant, on the day that the Tenant moves in and I hand over the keys. However, my new Tenant has asked to sign the AST in advance of providing the deposit and first month's rent (he feels that he needs the security of an agreement in place before handing over the money).

Do we need to have our signatures witnessed as a deed in this case, even if the new Tenant is due to move in within a few days?
