I have had a couple in a flat for five months and have just discovered that they have separated and the male tenant has moved out. His partner remains and wishes to pay the rent from her account from now on. She is a nurse and assures me that she can afford the rent.

I may be able to contact he partner and get him to release his tenancy which might make it easier if he has no interest should I need to serve a notice to quit in the future.

On the other hand, two birds are better to shoot at than one and I suppose that he remains partly liable for the rent and it might be better for me to leave him as a party to the tenancy.

Your advice would be much appreciated.
