I have a tenant whom wishes to terminate an AST early - they are currently 3 months in to the six month contract.

They have missed one rental payment and therefore have 3x remaining payments until the contract officially expires.
There is a guarantor in place.

If the tenant vacates the property early and early termination has not been agreed with me, are they /guarantor still liable to pay the remaining rental payments up to the end of the initial contract?
