Guarantor has died mid tenancy

One of properties was managed by an agent and we have now taken over the management as we were not satisfied with how they managed it. They are collecting rent only.

At the beginning of the tenancy it was a condition that the tenants had a guarantor who was the tenants father. Apparently he died in 2010 and although the agency set up new tenancy agreements after the initial six months period they obviously didn't check about the guarantor and the tenant didn't tell them. Can we now ask for another guarantor to be put in place mid tenancy?
