Hi. I have a tenant i have given notice to. Since there there seems to be more problems occuring at the property. There was a bathroom leak and she called an emergency plumber without calling me first. He disconnected sink taps to stop leak and could not fit replacements so she informed me and as i got my plumber to fit new taps.

As the rent was due on 20th and was not paid i queried this, she also says there is a problem with the toilet for over 2 weeks and she would not pay this until i have looked at it. I have asked for details / pictures which she was happy to send for the leak from taps.

My query is can she withhold all rent. I think she is playing up as i have given notice and she has already stated she will not be moving until i get a court order as she has been advised so by the council.
