I own long leaseholds (73 years to run)on 2 flats in a 4 flat house.

Ground rent for each flat is £45 a year for the next 23 years increasing by 50& in each of the following 25 years.

The ground rent is the same for each of the 4 flats.

I now have an opportunity to buy a third flat, the owner of which owns the freehold of the whole property.

How much do you think the freehold of the whole property might be worth - roughly.
