A tenant arrives at a property
Moves in her belongings
Takes the key to the property
Says she will sign the contract later
Stays several nights then decides to take a room else where,
Also claims she is moving out but hangs on to the key.
Is there an implicit contract?
Is she liable for rent until landlord finds a new tenant?
Does the holding fee convert to rent at the point when she moves in
and takes a key?
