Guarantor claims didn't sign Deed of Guarantee !!

and he put in a counterclaim to say he didn't sign it - said his signature was forged. At the hearing the judge adjourned the case to another date asking for all witnesses to be present - however one of them doesn't live at the address he gave and the other said they signed as a witness but didn't actually see Guarantor signing. So this is no use.

My point is what's to stop any Guarantor saying they didn't sign the agreement - its their word against mine after all and even if I could get hold of all the witnesses and they did see him sign who's to say they're going to bother coming to court.

Have any landlords had similar experiences ? - what can be done to make this 'Guarantee' more bullet-proof ?
