I have a tenant who signed a 2 year tenancy 13 months into it she withheld her rent. She now owes 2 months and has vacated the property. She signed a letter saying she handed her keys back under her own steam and that she had cleared the property of her personal belongings. We entered the next day to find we had a house full of items including a double bed, computer, rubbish etc, which i did take pictures of. She also only handed back one of each key. She lived there with 2 adult sons who would have had at least a front door key each. Can I use this against her in court as we clearly do not have all keys returned and she clearly hasnt vacated and removed her personal possessions as per her letter? She refused to give her forwarding address or contact numbers. Let alone the 2 months rent which totals £1750
