Do you have standard text that I can use to impose conditions on a tenant that has asked for permission to keep cats?

The tenancy agreement says that no pets can be kept without the landord's permission, which is not to be unreasonably witheld.

I am prepared to give permission provided the tenant agrees to pay the cost of replacing soft furnishings (eg. carpets, sofas) and disinfecting the property at the end of the tenancy. Your Q&A page mentions that flea eggs take three months to hatch so how can I ensure that the tenant remains liable? Are professional cleaners able to fully remove unhatched flea eggs from a property?
