I purchased a property 18 months ago with an existing tenant (a very good tenant) on a sound AST. She has been on same rent since the original AST inception (some 5 - 6 years ago) and so Feb this year I wrote and increased rent by £20 per month from £350 to £370.

I want to increase the rent again asap to maximise the income -in line with other properties we have in the area not least as the mortgage will be increasing November ths year (24 month fixed expires)

Is there a limit on how often / how much one can increase rents?
