I am helping out with another landlord portfolio as he is unwell, and am interested to see 2 unusual clauses in his AST agreements.

1) 2 months notice required by tenant, my understanding of housing act has always been tenant gives 1 month ( after contractual period ) landlord 2 months.

Is this correct and if so is his agreement enforceable, ie is contract over stature ? I think not

2) His AST says tenant may not give notice, such that it expires between 30/11 & 15/1, as he believes hard to re-let at this time of year.

Again, is this enforceable
