Potential tenant wishes to run a business from our home

We have a potential tenant, who runs a mail order company from home, and would wish to continue to do so from our property,(subject to us agreeing to give her tenancy). The property has outside storage, which is the key attraction for her, and she wishes to register the company from this storage space. She has been up front and stated that running a business from our property, could potentially make it less desirable for us in the event that things don't work out and we needed to evict her. The complication being that eviction would be difficult due to taking away her livelyhood.
This complication aside, we are concerned that we could in some way become liable for any debts that may be associated with her business, if it all went wrong for her. The other concern, is whether we would also be suddenly liable for business rates.
Any guidance on the above would be appreciated.
